Construction

The construction period is the “meat” of the project.  The following activities will be undertaken during the construction period.

  • Mobilize construction site and facilitate temporary utilities.

  • Finalize subcontractor and vendor buyouts.

  • Reassess design development documents at ongoing levels of completion; updating construction budget and schedule. Continue exploring value engineering opportunities as necessary.

  •  Hold weekly onsite meetings with:

Project team - review overall project progress; specifically, project schedules, budget issues, and clarifications. In addition, change order and/or proposal updates where applicable.

Subcontractors and vendors - develop and monitor 3-week rolling schedule and to review Quality Control practices. We constantly strive to produce a quality, long- lasting product. Our goal is to exceed the owner’s expectations and do not tolerate poor quality. 

  • Update job cost report on a monthly basis–review with Principal in Charge, Project Manager, and Superintendent.

  • Prepare and issue monthly AIA billing against contract schedule of values.

  •  Involve and train owner's maintenance personnel in system operations and review installation of major building systems as progress heads towards completion.

  • Work closely with City entities to ensure all necessary systems are in place and tested to obtain Certificate of Occupancy to meet completion schedule requirements.

  • Two weeks prior to scheduled completion, begin punch list review.
